DAY 1-2

Proposal + site visit

We see the building, meet you, model the economics. You get a written proposal in 48 hours.

DAY 3-5

Agreement signed

Clean paperwork. Lease or management contract, depending on the model you pick.

DAY 6-10

Onboarding

Photography, copywriting, pricing, listings go up across Booking, Airbnb, VRBO, Expedia, direct.

DAY 11-14

Soft launch

First bookings come in. You get your access to the owner app (commission) or just relax (lease).

DAY 30

First payout

First wire. Monthly statement. That's the rhythm from here on out.

Owner FAQ

Questions, answered.

What if I want to sell the building mid-contract?+

Lease: the contract transfers to the new owner, or we negotiate early termination. Commission: terminate with 60 days' notice, no penalty.

Who pays for damages, utilities, insurance?+

Lease: Vaganza pays utilities and handles wear-and-tear repairs; you keep building insurance. Commission: costs flow through transparently and appear on your monthly statement.

Can I stay in my own apartment sometimes?+

Of course. Lease: we agree blackout dates up front. Commission: block the calendar in the app.

What happens in August vs January?+

Lease: your rent doesn't change. Commission: August is August. January is January. Our pricing engine adapts — your dashboard shows you exactly what each night earns.

Do I choose guests / vet them?+

We do. Every guest is ID-verified, screened, and has a pre-stay conversation. We turn away about 4% of bookings — you never see them.

How do I actually see what's happening?+

Commission: live dashboard, push notifications, monthly statement. Lease: quarterly update email with occupancy + condition report — we're transparent but minimal.
